The Marysville East Business Park

In partnership with the city of Marysville, the New Albany Company is now offering more than 1,000 acres for industrial development along U.S. 33. Located half an hour northwest of Columbus, Marysville boasts a rich manufacturing presence in Ohio’s fastest-growing county.

Marysville East features shovel-ready sites from 1-500 acres in a master-planned park that features the same development approach as The New Albany International Business Park. Advanced fiber optics, redundant power sources, entitlements, robust sewer and water capacity, immediate highway access and extensive landscaping, all in one of the Midwest’s most vibrant metro areas. In addition, qualifying tenants are eligible for 15-year 100% real property tax abatements from the city of Marysville.

As part of greater Columbus, businesses in the park have access to one of the nation’s largest universities, a highly educated and skilled workforce of 1.2 million, the nation’s largest cargo-dedicated airport, 16 Fortune 1000 headquarters, situated within a 10-hour drive of nearly half the U.S. population.

Tenants of the park will join Marysville’s dynamic business community that includes Honda of America Manufacturing and R&D headquarters; Scotts Miracle-Gro corporate and manufacturing headquarters; the Transportation Research Center, North America’s most advanced automotive testing complex; Parker Hannifin’s Hydraulic Pump & Motor Division; and Nestle’s Development Center food R&D facility.

The park sits in the Beta District, where cutting-edge mobility technologies are tested and developed. A partnership of public, academic, military and private sectors, the District includes a 35-mile Smart Mobility Corridor testing highway that services more than 65 automotive companies.

Utility and infrastructure assets in the park include: 

• 69kV and 138kV transmission lines on site
• 15MW expansion planned for the current substation in addition to a new substation
• 4-inch natural gas line now in place with major natural gas improvements planned for 2028
• 7.5 MGD water capacity with expansions planned

New Albany Company will complete the last-mile water line extension at no cost to users. NACO is also responsible for wetland permitting and mitigation costs.
